Home Information Packs have been the focus of many a news article or broadcast since 2007. Often the focus of the discussion is the benefits and drawbacks of the packs but right or wrong they are compulsory. HIPS were introduced in August 2007 nationwide for some properties and since the 14th December 2007 every home put onto the market requires a Home Information Pack or HIP regardless of its size. The Pack A Home Information Pack must as a minimum include:
- An Energy Performance Certificate which on the face of it looks very similar to that of electrical appliances with a grade āAā for the most efficient to a grade āGā for least efficient.
- A Sale Statement with basic details of the property such as addresses and other terms of the sale.
- Conveyancing Searches (a Local Authority Search and a Water Company Search)
- Evidence of Title is included which confirms that you are the owner of the property.
- Other documents may be required and a more extensive pack is required for a Leasehold Property but of course we can help with this.
